The pool opened on October 16th and with the social distancing restrictions we have implemented a reservation system for in-house guests. Reservations may be made through the Activities Department for 2 hour time slots, based on availability. Also, the new kitchen area near the pool is complete. We look forward to utilizing this space for future activities when the group restrictions are lifted.
As for the rest of the Waterproofing Project, phase 4 and 5 are on schedule. Pending any increment weather the phase 4 (the 1st floor corridor of the Oak Building) will be complete mid- February and phase 5 (the courtyard area) will be complete the end of May. The new adult spa is taking shape. When complete it will be approximately 50% larger than the previous Jacuzzi and will be ADA compliant with ramp entrance and accessible chair lift.

The last several weeks have been active to say the least with construction projects. The biggest portion being tearing out all hardscape in the courtyard, that included the adult Jacuzzi and fire pits. Then removal of turf and dirt of the south half of the space to clear the top ‘deck’ of the garage that will allow the construction crew to apply the waterproofing membrane to a clean slate. Once complete with the South portion they will flip the dirt from the North side and go through the same waterproofing process before rebuilding the area with the planned Jacuzzi, fire pits and artificial turf. Completion is scheduled for May 2021.
In other areas of the resort – the pool is filled with water, it looks beautiful! Although, it looks jump-in ready the plaster needs some time to cure. We anticipate if all goes as planned with final health and building inspections it will be ready for swimmers the end of October.
The Oak Building 1st floor corridor is stripped down the the concrete slab and the waterproofing application is scheduled for next week. The re-build will begin after including BBQs and the addition of a fireplace at the west end. Completion is scheduled for February 2021.
Work is also happening on the Elm Building north side balconies. This is for repairs to posts and trim of those balconies, repairs were made to the South side rooms during the resort closure due to the pandemic. Scaffolding is currently around the 01, 02 and 03 stack of units for another week. It will then move to stack 04 and 05 and progress east every two weeks. The Owners of the impacted units will be relocated on property while their units are down.

A significant amount of construction work is taking place at the resort between September 2020 and May 2021.
We are quickly approaching the conclusion of the third phase of our waterproofing project, which will allow us to reopen the pool area to Owners and Guests. The concrete deck around the pool is finished and now provides a sense of how spacious the new area will be. The next project is the fencing installation that will secure the area, followed by refilling the pool for final health inspection and approval. We anticipate that the pool area will reopen towards the end of October.
Another component of this major project was the demolition of the sidewalks that stretch between the Hotel and the Oak Building to allow for deep trenching to reach the exterior concrete surface of the garage for waterproofing application. That work is now mostly complete, in the next few days concrete sidewalk paths will be poured that will once again allow access from the Hotel through the vending area to the Oak Building elevator.
Shortly after the pathway is complete (scheduled for September 8th), the construction team will move on to demo, prepping, and waterproofing of the first floor corridor of the Oak Building along with the entire courtyard, which includes the fire pits, Jacuzzi, and lawn area. This final phase of the project will take the longest and be the most impactful with amenities closed to Owners and Guests during that time.

Excitement is building as our pool is beginning to look like a real pool! As you can see in the photos, the “shot-crete” has been applied for both the pool and the spa, once cured, they will both get a plaster finish. To answer a frequent question, yes, we were able to extend the width and the length of the pool to gain approximately 25-30% more water surface in the pool. The pool deck areas have also been extended and we have additional shade structures for those that want to hang out by the pool, but still want to limit their sun exposure. Our expected completion date for the pool is now mid-July. The area on the Northside of the Elm Building is still being prepared for waterproofing. Currently, the crew is removing the soil from that area and the area around the large fig tree outside of Norte Restaurant.
Phase 3 of the project has begun with the demolition of the sidewalk between the Hotel and the Oak building, which will lead to an 18-foot deep trench to open up the eastern face of the underground wall and prepare it for waterproofing. We expect this work will be completed around the end of September.
The construction team is using this opportune time with the resort closure to also demo the areas around both Elm and Oak Building elevators and complete the required work which was originally scheduled to occur in the Fall of 2021. We anticipate the elevators to be up and running in time for our re-opening. Other projects that we were able to fit in without impacting Owners are the replacement of the sliding glass doors on the 2nd and 3rd floors in Elm, balcony repairs/deck coatings in Elm and termite tenting of Oak and Elm Buildings. These projects are expected to be completed soon and would have been a challenge during our typical occupancy levels.

The one silver lining in the pandemic along with the closure of the resort is construction continues, as construction work is deemed essential during the California Lock Down orders. We were really hoping to pick up time with the Waterproofing project and the reconstruction of the pool. Unfortunately, the weather has not cooperated over the last few weeks with many rainy days halting work in the pool area. Once the rain clears the construction team will move forward with Phase 3 of the Waterproofing Project as they wrap up Phase 2. Phase 3 involves tearing out the walkway between the Hotel and the Oak Building to complete the waterproofing on the vertical wall of the garage in that area that is around the Activities Center and Housekeeping Department.
The Elm Building balcony repair project continues and the crew has been able to move forward even with the rain. We are happy to share that the Sliding Glass Door Replacement job for the remaining rooms in the Elm Building (1st floor was completed with the 1st phase of the Waterproofing Project) is schedule to begin the end of April, allowing us to take advantage of the empty rooms. This is a much needed project that is a challenge with our typical occupancy.

It’s hard to believe that the Carlsbad Inn has almost completed its’ first year of construction with the Waterproofing Project. We are still in the heart of Phase 2 of the project and experiencing some permit delays. Our engineering team has been debating with City engineers regarding load calculations for the shoring. The shoring is essential in making sure that building structures remain solid as we trench down to expose the eastern vertical wall of the garage to apply to new waterproofing material. The debates are now finalized and we are awaiting the final pre-construction meeting, scheduled for the last week of January. That meeting brings all parties together (Grand Pacific Resort’s Construction Team, City of Carlsbad officials and contractors) to discuss the overall plan and schedule. As we awaited the approvals of the permit the construction team was able to prep the area where the pool once was; waterproofed the top of the garage going back to the construction fencing (above the Maintenance shop); install supports around the stairway to Activities/Fitness Center; and stage all the needed equipment for the next steps. While these delays do push back the timeline of having the pool open in April, the safety of workers and the integrity of our buildings are our main priorities. The pool now is expected to open early June. Owners & Guest that are impacted by the delay will be notified of the extended pool closure and our hope is that we will reveal a beautiful new pool area to Summer Guests and Owners.

Over the last few weeks a lot of major activity has occurred including – breaking up all concrete removing concrete, piping, and dirt around the pool. What was once the relaxing pool and surrounding deck is exposed earth and dirt. The next step will be in the installation of the shoring beams and plates to prepare the area for workers to complete the waterproofing repairs to the vertical wall of the underground garage.
The BBQ area at the end of the Elm corridor is complete with the new fireplace and trellis. Furniture for that area and a sound wall is pending.

Fencing around the pool has been installed as we prep for the start of Phase 2 of the Waterproofing Project. The pool and surrounding deck will be closed until lat May of 2020 to allow for waterproofing of the vertical wall of the garage. The pathway to the Elm Building next to Norte is closed off as well, guest are redirected to the South side of the pool and across the courtyard (with a temporary sidewalk) or to the garage level and up the elevator or stairs to access Elm units. This massive undertaking includes digging out the current pool area, shoring up the foundation of the hotel that sit behind the pool, east side of the Elm Building and Norte’s, removing the current waterproofing membrane and replace it with the new system which has a 30 year warranty. This phase will impact all Owners & Guests that stay with us during this time-frame with noise from large construction equipment, dust, debris and construction odor. Our Activities Department has worked with several vendors to create several suggestion for off-site day trips, we also have a promo with 5 Star Tours for discounts to Owners on area tours, allowing guests to enjoy the many wonderful things Southern California has to offer as our resort will not be the relaxing spot our Owners are accustom to for several months.
Work is also continuing on the north side planters of Elm with dirt movers relocating dirt to expose the current waterproofing so that work can begin in that area. This will continue through November.

With final days in sight for Phase 1 of the Waterproofing Project and although the large planters are no longer present through the Elm corridor, the space feels so much more substantial with the use of varying shades of concrete as a directional flow for the area. Final touches are being made to the addition at the West-end of the corridor, the fireplace area with bar-b-ques and sitting area, and work will continue on the North side of the building outside the patios with waterproofing of the planters. The work on the North side will continue into Phase 2. We took the opportunity during Phase 1 of the project, while the first floor rooms of the Elm Building were unoccupied, to replace the first floor sliding glass doors. This project was greatly needed and we will be scheduling the replacement of the 2nd and 3rd floor units’ sliders will in the near future. The new doors are vinyl dual pane and will help buffer noise from the outside and also are energy efficient.
Phase 2 of the Waterproofing Project did not begin as scheduled due to delays with permitting. We anticipate this phase will begin by the end of September. The major components of Phase 2 include the demolition of the pool, the walkway between the Elm Building and Norte’s, and repairs to the patio behind Norte’s. Access to the Elm building will be diverted around the pool, across the courtyard and through the breezeway. Owners and Guests will also be able to access units from the elevator or stairs at the garage level. Directional signage will be in place to guide guests to the appropriate areas.

The Phase 1 portion of our Waterproofing Project is coming to an end and nearly on schedule. The barriers came down and allowed us the opportunity to get into all of the first floor condos and have them prepped and ready for Owner’s to check-in for the July 4th holiday. During the time the 1st floor rooms where unoccupied the sliding glass doors were replaced, we will schedule the replacement of the 2nd and 3rd floor units sliders for the fall. While we continue to finalize the end of this phase with its finishing touches including the new fireplaces at the end of the corridor, there will continue to be isolated noise, however; it should have minimal impact on Owners and Guests.

The Waterproofing Project is well on its way and we have officially made it through the loudest portion of Phase 1. While our Elm Building corridors are still not accessible to the public, the noise of jackhammers is behind us and the rebuilding portion can begin to take shape. Of course no project is without its surprises and we have run into a few hiccups along the way including some needed wood and concrete replacement, never the less; we have identified the issues along with their solutions and have reworked the timeline to accommodate the repairs, 1st floor units will be down for additional 3 weeks to complete the repairs. Owners of these additional weeks have be contacted to make arrange for relocation of their unit. As it stands, we are looking to have the 1st Floor Elm Building rooms available for Owners by June 28th and full completion of Phase 1 is predicted to be August 7th.
Phase 2 will begin September 3rd and during this phase the pool will be closed for demo and reconstruction along with the access area west of the Elm Building near Norte Restaurant.

The Oak Building portion of the roofing project was completed ahead of schedule, allowing us to get the last phase of condos prepped and ready for Owners to check-in for the July 4th holiday, making for some happy families! All air conditioning units were back on-line and running just in time for the ‘heat wave’ that hit Southern California.
A schedule is set for the repair or replacement of drain lines in the Elm Building for December, week 48. Over the years the pipes have become congested, causing a back-up and odor in the units. The contractor will work on 9 to 12 units at a time. The Building will not be occupied during the process due to having to shut off the hot water. This will give our Maintenance and Housekeeping teams an opportunity to complete in-house projects and deep cleaning

Another large upcoming reserve job is waterproofing. This project will include digging out the courtyard, corridors of the Oak and Elm buildings and around the exterior of the garage. For such a large-scale project the planning phase includes many elements – scope, material selection, plan approval, phasing and scheduling.
The construction team continues to move forward through the investigation phases and Landscape Architect drawings are being reviewed for final approval. An ADA consultant is collaborating on the plans as well to ensure the changes include the required accommodations.
We will make every effort to communicate the impact of the waterproofing project to our Owners and Guests throughout the planning and scheduling processes. Many of the communications will come through the Good News email update (sent quarterly) or the Inn Touch newsletter (distributed bi-annually). Once the schedule is finalized, separate email notifications will be sent to Owners and updates will be posted on the website. A fun improvement to our Activities Center is the addition of a Gaming Area in the Garden Room which includes two (2) gaming consoles with a variety of games and state-of-the-art gaming chairs to entertain the tweens and teens of Carlsbad Inn families. The games are available for use during normal operating hours of the Activities Center.
